Frequently Asked Questions

Find answers to some of the questions we are most commonly asked about our property maintenance services.

Orchard Property Maintenance was founded by two lifelong friends whose careers followed very different paths before coming together to build the business.

One director developed extensive experience within the construction industry through a long-established family building business, while the other built a career within the public sector. Combining these different skill sets created a business founded on professionalism, organisation, technical knowledge and exceptional attention to detail.

Today, Orchard Property Maintenance specialises in delivering high-quality maintenance services to residential blocks, managing agents and commercial property owners.

We also work with a trusted network of carefully selected CIS subcontractors, many of whom we have worked alongside for years and who share our commitment to quality workmanship and high professional standards.

Orchard Property Maintenance has developed from a strong general construction background into a specialist property maintenance contractor.

Today, we focus on delivering planned and reactive maintenance services for block management companies, managing agents and letting agencies across the South East.

Our reputation has been built on reliability, quality workmanship, excellent communication and attention to detail. This has resulted in long-standing relationships with many of our clients for over seven years.

Every project we undertake is supported by site-specific Risk Assessments and Method Statements, commonly known as RAMS.

Working alongside Simple Safety Advice, we use a fully digital health and safety management system that ensures RAMS are prepared, reviewed and updated where required.

Our systems are regularly audited to help ensure compliance with current legislation and industry best practice.

At Orchard Property Maintenance, every active project is managed through our digital QR reporting system, developed in partnership with Simple Safety Advice.

Each job is allocated a unique QR code, allowing us to record:

  • Progress updates.
  • Safety documentation.
  • Inspection records.
  • Completed work reports.

This provides our clients with a clear digital audit trail, ensuring transparency, accountability and complete project records.

Fire doors are specially designed safety doors that form a vital part of a building's fire compartmentation system.

Their purpose is to slow the spread of fire and smoke between different areas of a building, protecting escape routes and allowing occupants more time to evacuate safely.

Fire doors also provide firefighters with additional time to gain control of a fire while helping to minimise damage to the building.

They are an essential requirement in many residential apartment buildings, commercial premises and other multi-occupancy properties.

Fire door maintenance is essential to ensure that a fire door performs as intended during a fire. Maintenance can range from minor adjustments through to complete replacement of the door set.

Typical fire door maintenance may include:

  • Replacing damaged or non-compliant fire doors with FD30, FD30S or FD60-rated doors.
  • Adjusting doors to achieve the correct closing action and clearances.
  • Replacing intumescent strips and smoke seals.
  • Installing or replacing compliant self-closing devices.
  • Repairing or replacing hinges, locks, latches and ironmongery.
  • Packing or repairing door frames where required.
  • Replacing damaged glazing systems with compliant fire-rated alternatives.

Maintaining the integrity of the complete fire door assembly is essential to ensure that it provides the required level of fire protection.

Fire compartmentation is the process of dividing a building into fire-resistant sections using walls, floors, ceilings, fire doors and other fire-stopping measures.

Each compartment is designed to contain a fire for a specified period, typically between 30 and 120 minutes.

This helps to:

  • Reduce the spread of fire and smoke.
  • Protect escape routes.
  • Allow occupants more time to evacuate safely.
  • Limit damage to the building.
  • Provide firefighters with safer working conditions.

Effective compartmentation is one of the most important passive fire protection measures within any building.

We do not carry out licensed or non-licensed asbestos removal works.

All of our employees hold UKATA Asbestos Awareness training, and we require our subcontractors to maintain up-to-date asbestos awareness training through our health and safety partner, Simple Safety Advice.

Where asbestos could be present, we expect the appropriate asbestos surveys and information to be provided before work commences, in accordance with the Control of Asbestos Regulations 2012.

The safety of our employees, clients and building occupants is always our highest priority.

Orchard Property Maintenance is proud to hold SafeContractor Gold accreditation.

SafeContractor, operated by Alcumus, is one of the UK's leading health and safety accreditation schemes.

It demonstrates that a contractor has:

  • Robust health and safety management systems.
  • Appropriate insurance.
  • Competent working practices.
  • Processes designed to comply with relevant legislation.

The scheme is recognised throughout the construction and property sectors and forms part of Safety Schemes in Procurement, commonly known as SSIP. This allows clients to appoint accredited contractors with confidence.
